If you do not accept the terms and conditions, specified herein, please do not use this website, you shall leave it immediately and do not refer to offers and services or in any other occasion to the agency! The use and referral to the agency at any occasion shall be considered as agreement with the conditions and requirements specified here.

The website of Bulgarian Black Sea Properties inc. provides information massif with entries of demand and supply of real estates on the territory of Republic of Bulgaria, information about completing of real estates transactions in Bulgaria, information about the country and individual inhabited areas and regions, granting of loans, statistical and geographic information from outer sources, images, graphical images, other materials connected with the subject of activity of the agency, as well as links to outer websites.

The use of information in the data base of this website, as well as in all other websites on the Internet, in which the agency publishes its offers, by users and by third parties is for personal use only and non-commercial, as copying of text, pictures and other information, their multiplying and spreading, their public presenting, their hearing, as well as copying and translating of the whole website and/or part of it are forbidden without the explicit written consent of Bulgarian Black Sea Properties inc, they are considered as violation of the Law concerning the copyrights and related rights and are prosecuted by the Law.

!!! Important clarifications !!!

1. The information about the prices of the real estates is given mainly in euro and all other indicated currencies have only approximate informational nature. The currencies’ exchange rates are not exact; they cannot be used as base for equal payment and serves only for an approximate reference point for people, who usually do not use the Bulgarian lev or euro as means of payment.

2. In the information about the fees on the purchase of the real estates, the intermediation commission and the bank fees for currencies exchanges and bank transfers are not included. The bank fees are different for each bank and are determined by its managing body.

3. The property prices specified do not include the fees about transfer of the property and the commission of the agency. In order to receive the final amount, which will cost the purchase of the property, to the price specified you should add those two amounts. Moreover, it should be considered that the specified property price is announced by the owners and they could in any given moment till the concluding of preliminary contract or final contract to change it unilaterally or to decide to negotiate another price for the properties.

4. The commission fee of the agency is usually 3% of the sales price of the property but not less than 500 euro but it is negotiable.

5. In order to make inspection of the property, situated at 20 km from the head office of the agency, there is no fee for the inspection for the customer. In all other cases the agency may require by its customers paying of inspection fee as per negotiation prices. Paying and the amount of the inspection fee are negotiated with the customer before the inspection itself. If the customer, who had paid an inspection fee, concludes a deal for a property offered by the agency by its mediation, the inspection fee paid is deducted from the commission fee due to the agency in amount up to five percent from the relevant commission fee.

6. Anywhere in this website or any offer and/or advertisement of the agency in any other website, portal or search engine there is indicated that the property is offered with “NO COMMISSION”, this means that the buyer only of the particular real estate, in whose offer it is written, will not owe intermediation fee to the agency.

7. The links published in this site for from any offer or inhabited area and/or region to a website with the map of Bulgaria has entirely informational nature. The map is not a property and it is not supported by the agency and the agency is not responsible for inexactnesses and/or lacks in it.

8. The agency is not responsible for the technical good working order, the contents, the authenticity or the correctness of neither of the websites, which has published links on this website.

CONDITIONS FOR ADDING OF OFFERS AND APPLICATIONS FOR SEARCH
BY THE USERS AND THEIR PUBLISHING

The offers for supply and the applications for search of real estates are gathered, processed and registered by the website administrator. The information comes from the agency’s clients regarding the subject of the activity executed by the company, i.e. advisory and intermediation activities in real estates transactions.

Part of the offers and applications for real estates are submitted through out Internet by users of the website, by provided forms for adding of offers and submitting of applications for search or otherwise.

Each user has the opportunity to add free-of-charge announcements of offering and applications for searching of real estates through out the present website or otherwise, with no limitations in their number, according to the conditions indicated below.

Each Internet user, who has submitted announcement of offering or application for search of a real estate in this website or otherwise, agree their content to be published in this or in other websites, portals and/or search engines and providing by the agency to third parties, intermediators or final customers, with the purpose of realizing by the user of the desired real estate transaction. In these cases the agency does not provide personal information about the users but only specifications of the offer or application for search of a real estate. The agency may provide personal information only to other intermediators and persons authorized by the agency, with which the agency has concluded collaboration agreement for performing of real estates transactions, which personal information can be used only within the framework of performing of the respective transactions and can be used, provided and/or spread to third parties in no other case and with no other purpose.

Anybody, who adds an offer of a real estate, is obliged to provide to the agency only true and correct information for the real estate offered.

Anyone, who added an offer for a real estate in case of change in the real estate, the conditions on the transaction for him and/or ceasing the property from the market, regardless of the reason, is obliged to inform the agency immediately.
The agency warns its customers and users of that one and other websites, portals and search engines, in which the agency publishes offers, that it is possible because of non-execution of the above obligation on behalf of the person, who added the offer, for some of the offers to turn out that in a certain time the property is being sold in changed mode at different prices and/or conditions, as well as in any given time till signing of preliminary contract or notary act for sale, any owner of a real estate has the right to change the property that he is offering, the conditions and/or the price at which it is offered, including the right of refusal to offer it for a deal.
In all of the above cases the agency does not bare any including administrative responsibility for the changes reflected occurred and not reflected because of the person, who added the offer.

Any Internet user, who has added an offer for a real estate or submitted an application for search of a real estate in the present site is considered informed that he can be offered to conclude a contract, on the grounds of which the agency has the right of commission remuneration at the realization of the transaction with the offered or searched real estate. The amount of the remuneration as well as the conditions of payment is agreed in the contract itself. In case that the user refuse to conclude such contract, the agency can remove the proposed offer or application from this and/or other websites, portals and search engines. In such cases the users cannot pretend claims to the agency for caused harms and missed profits and cannot have any other financial and/or other claims.

The announcements added by the users are not directly registered in the database but registered by an administrator after review by the agency’s employees. Each offer is verified by the agency’s employees and they are to judge whether to publish it or not. The agency’s employees may contact the user, who has submitted the offer for collecting of additional information or specifying of details. The agency is not obliged to motivate its denial for publishing the offer or application for search submitted before the user, as well as it does not undertake a term in which to publish the offer or application for search submitted.

Despite the verification of the information published the agency and its employees cannot be prevented by possible incorrect or ill-intentioned actions on behalf of the users. That is why the responsibility for the trustiness and qualities of the information submitted is born by the senders. The administrators have the rights in any given moment to remove an already published offer for a real estate, if in the working process they ascertain that its content does not correspond to the truth or the company concept for processing of announcements of offers and applications for search of real estates. Concerning the latter the agency is not obliged to inform and/or motivate the sender of the offer or application for search.

The agency does not bare any responsibility to the users and third parties for harms suffered and missed benefits, occurred as a result of the publishing and removing of offers or applications from this and/or other websites, portals and search engines.

All offers for real estates and information in this website and/or other websites, portals and search engines are published in Bulgarian and English, as the translations are not literal and are consistent with the different accents in the information when offering real estates to foreign customers.
